Home value estimates provided by SeeMyEquity are data-driven approximations based on comparable closed sales. They are not formal appraisals, broker price opinions, or guarantees of value. Do not use this information as the sole basis for any financial, legal, or real estate decision.

How Our Estimates Are Built

SeeMyEquity generates home value estimates by analyzing recent closed sale transactions from the Arizona Regional Multiple Listing Service (ARMLS). Our methodology considers:

  • Recent comparable sales ("comps") within a defined radius of your property
  • Square footage, bedroom, and bathroom counts of comparable homes
  • Sale price per square foot trends in the immediate area
  • Days on market for recently closed properties
  • Seasonal and directional market trends

Estimates are recalculated as new MLS data becomes available and are not static. The same address may produce a different estimate on different dates as market conditions change.

What Our Data Cannot Account For

No automated valuation model can replace a licensed professional's on-site assessment. Our estimates do not account for:

  • Interior condition — upgrades, renovations, deferred maintenance, or damage not reflected in public records
  • Lot specifics — view, orientation, lot shape, or premium/discount features not captured in MLS data
  • Unique property features — pool quality, guest casita, RV gate, extended garage, or custom finishes
  • HOA status or special assessments — fees, litigation, or restrictions that affect buyer appeal
  • Off-market or private sales — transactions not recorded in ARMLS
  • Active listing competition — the number and quality of homes currently competing for buyers in your area
  • Seller motivation or terms — concessions, lease-backs, or non-standard closing terms that affect effective sale price

Why This Number is Still Worth Having

While no estimate is perfect, having a data-backed starting point gives you a real advantage. Before speaking with an agent, before refinancing, before making a move-up decision — knowing the ballpark based on what has actually closed nearby puts you in a stronger position than guessing or relying on automated mass-market tools that don't specialize in your area.

Our data comes from the same MLS system Arizona agents use every day. That makes our estimates more current, more locally grounded, and more actionable than most publicly available tools.

Neighborhood sold data, price trends, and days-on-market figures displayed through SeeMyEquity reflect recent historical activity and do not predict future performance. Real estate markets can change rapidly. Past sale prices in a neighborhood are not a guarantee of future values.
